Ambergris Caye, Belize’s largest island and most important tourism hub, is entering a new phase of growth. Backed by government initiatives, private investment, and over $300 million USD in commitments from the Inter-American Development Bank (IDB), the island is seeing a wave of infrastructure projects that will redefine its carrying capacity, livability, and investment potential.

Major Projects Underway
New International Airport: Announced in May 2025, the airport will be built north of Secret Beach with a proposed 8,800-foot runway capable of handling international flights. This project signals a step-change in connectivity and future visitor volumes.
Secret Beach Road Paving: Concrete roadworks are nearly complete, vastly improving access to the island’s fastest-growing investment zone.
San Pedro Road & Airstrip Upgrades: Key streets in San Pedro are being paved, and the John Greif II Municipal Airport received $3.7M in safety and efficiency improvements in late 2024.
Utilities Expansion: Planned power supply enhancements include a mobile gas turbine (2025), new energy storage systems, and a second submarine cable by 2026. Water and wastewater improvements are also underway with $60M allocated for northern Ambergris Caye.
Healthcare & Community Facilities: Construction of a new hospital, expanded sanitation services, and community development projects are part of the long-term IDB-backed strategy.
Blue Economy Investments: A $32.2M World Bank project, Blue Cities and Beyond, is investing in sustainable coastal infrastructure and environmental resilience in San Pedro.
Strategic Impact for Investors
These projects are not just upgrades - they are catalysts:
Enhanced Accessibility: With an international airport, improved roads, and upgraded ferry terminals, Ambergris Caye will handle larger visitor flows with greater efficiency.
Rising Property Values: Infrastructure improvements, particularly near Secret Beach and San Pedro, are already increasing investor demand and driving appreciation.
Tourism Growth: Belize’s premier destination will see its carrying capacity expand, supporting longer stays, higher visitor spending, and sustained growth in vacation rental performance.
Institutional Support: With IDB and World Bank participation, these projects align Ambergris Caye with global standards for sustainable, scalable development.
Looking Ahead
The Strategic Development Plan (2025–2045) provides a 20-year roadmap for Ambergris Caye, targeting airports, roads, utilities, healthcare, and housing. For real estate investors, this level of long-term institutional commitment provides clarity: Ambergris Caye is set to remain the economic and tourism engine of Belize for decades to come.
